What Are Mortgage Conditions, and When Are They Cleared?

Quick answer: Mortgage conditions are the items a lender needs to see before it will fund your mortgage: usually proof of income, proof of your down payment and where it came from, a property appraisal, and proof of home insurance. Being “approved with conditions” is normal for almost every Ottawa purchase. The goal is to clear the lender’s conditions before your financing condition deadline in the purchase agreement, so you aren’t committed to a home you can’t finance.

Most first-time buyers hear “you’re approved” and stop worrying. Then the lender’s commitment arrives with a list of conditions attached. That list isn’t a red flag. It’s the lender’s checklist for turning an approval into money on closing day.

What does “approved with conditions” mean?

It means the lender has reviewed what you told them (your income, your debts, your down payment and the home) and is prepared to lend, once you prove it. Some conditions take five minutes, like sending a pay stub. Others take longer, like an appraisal on the property or a letter from your employer.

Nothing is guaranteed until the conditions are satisfied. That’s why timing matters.

What conditions will an Ottawa lender usually ask for?

The exact list depends on your file. These are the common ones:

Condition What the lender wants to see Who usually provides it
Income Recent pay stubs and an employment letter, or two years of tax returns if you’re self-employed You and your employer
Down payment Bank or investment statements, usually covering 90 days, showing the money and where it came from You
Gifted funds A signed gift letter and proof the money is in your account You and the person giving it
Property value An appraisal that supports the purchase price Appraiser, ordered through the lender
Condo documents The status certificate, so the lender can check the condo corporation’s finances and fees Your lawyer or the seller’s side
Debts paid Proof that any debt the approval depends on paying off has been paid You
Home insurance A binder naming the lender, before funding Your insurance broker

What’s the difference between mortgage conditions and the conditions in your offer?

This is where people get confused. There are two sets of conditions.

The ones in your offer protect you as the buyer. In Ontario, your agreement of purchase and sale can include a financing condition and an inspection condition, each with a deadline. Until you waive them, you can walk away if the financing or the home doesn’t work out.

The ones in your mortgage commitment protect the lender. They’re what the lender needs before it releases the money.

The two connect at one point. You should only waive your financing condition once the lender’s conditions are satisfied, or you’re confident they will be. Waive it early and an appraisal that comes in low, or a document that doesn’t line up, becomes your problem and not the deal’s. When are mortgage conditions satisfied?

As you send documents, we pass them to the lender, and the lender signs off on each condition. Most should be cleared before your financing deadline. A few happen closer to closing and that’s normal: the insurance binder, and your real estate lawyer finishing the mortgage paperwork and registering it.

In Ontario, your lawyer receives the lender’s instructions, confirms the conditions have been met, and the lender sends the funds to your lawyer for closing day.

What can undo an approval before closing?

The lender can check your file again before it funds. Between approval and the keys, avoid:

  • financing a car, furniture or anything else,
  • opening new credit cards or increasing limits,
  • changing jobs, or switching from salary to commission,
  • moving your down payment around without a paper trail.

If something changes, tell us before you do it. Most problems are fixable when they’re known early.

When doesn’t this apply?

On a firm offer with no financing condition, which happens in competitive markets, there’s no deadline to protect you. That makes clearing the lender’s conditions before you offer much more important. A pre-approval isn’t the same as a satisfied commitment, because the lender hasn’t seen the property yet. And private or alternative-lender mortgages can carry different conditions, often tied to the property itself.

Common questions about mortgage conditions in Ottawa

Is “approved with conditions” the same as approved?

Not quite. The lender is prepared to lend, but only once you provide what’s listed. Until the conditions are satisfied, the approval can still change.

How long does it take to clear mortgage conditions?

Often a few days, if your documents are ready. An appraisal or an employer letter can take longer, which is why it helps to start gathering documents before you write an offer.

Should I waive my financing condition before the lender’s conditions are cleared?

Generally, no. Waive it once the lender has signed off, or once you and your broker are confident the remaining items are routine.

What if the appraisal comes in lower than my purchase price?

The lender bases the mortgage on the lower value, so you may need a bigger down payment, a different lender or a renegotiated price. It’s one of the main reasons to keep a financing condition.

Why does the lender want to see 90 days of bank statements?

To confirm the down payment is yours and to see where it came from. Large deposits that can’t be explained can hold up an approval.
